There can be large variations in your rehab costs dependent on those numbers and observations. 

I plan on attending one just to observe and see how the process unfolds. 

However, floors are painfully obvious, and most observed, as are cabinets and countertops by buyers viewing your property....

It would be better for a veteran investor to show you the ropes on your first deal, but you will learn a lot quicker and gain more confidence in yourself if you lead the way rather than follow and observe someone else.

Payment on 100k at 3.25% for 30 years is 435/month.Just a quick observation I could be missing something.Lance

Not advice... just my observation(s).

There are three ways to broker a deal:Transaction brokerage--which is the defaultSingle agency--which requires the most duties including fiduciary duties, confidentiality, obedience, AND loyaltyNo brokerage...which mean they work with a buyer or seller as a non-representative...which only requires dealing honestly and fairly, accounting for all funds, and disclosing all known material facts that affect the property which are not readily observable. 

Remains to be seen whether its a plateau, slump, slowdown,  or collapse.I have definitely observed a local slowdown in townhouse turnover.
