Gut Rehab in Massachusetts

Looking to buy a foreclosure that is a gut rehab. I'm trying to figure out a price to offer cash so that when it is all done I can rent it out at market value and get financing to pull my money back out. I'm trying to figure out what most contractors are charging to do the entire job from start to finish. It is a 3 family.
