FYI, large pets, over 20 pounds are not allowed in the housing authority, I made an exception for a police officer with a police dog, latter our regional HUD office agreed. 

I will give you the caveat that I have enough cash and Heloc money leveraged against my other properties to buy more than one place at a time so I'm not dependent on selling a reno in order to buy another but being more particular about the deals you do and making money by leveraging all of the advantages including lower taxes has always been a successful strategy.Both scenarios can be winners but you have to decide where on the experience/risk scale you are and I'm a believer in pounding out all the take home money you can get.  

@John BlytheYou are way ahead of the curve already by asking this question on BP.I stared with $500.00 in the 1990s and began buying unwanted rural vacant land and selling it on the internet for twice what I paid (each deal).

Have your guy pound the phones and call the commercial leasing brokers in a 25 mile range area.

I've actually developed a fear from reading BP in the nightmare of getting rid of an unwanted squatting tenant that won't pay rent, but the process in getting them out is horrible.

Speaking from experience, don't be penny-wise and pound-foolish.  

If you're putt a fence up to contain a one hundred fifty pound pit bull, a soft plastic roll sort fence certain would not work.

This could cause you more unwanted headaches and time.
