I'm a transplant too.

Some things to look out for would be disposal of medical waste issues, a lot of landlords do not allow abortions on premises, fetal tissue transplants, or medical marijuana, for example.

@Scott Justynowicz I am also a Long Island transplant, have moved all over the Capital Region, and just started investing! 

The market in Charlotte is known for its appreciation of values to be sure, and has seen quite an influx in transplants from other regions of the US over the last 15-20 years with many folks from NY, CA, AZ, and OH making home here.  

We'll continue to see lots of transplants despite inflationary prices.

Just in the past few weeks I’ve been amazed to see how many people I’ve connected with transplanting here in the middle of this pandemic.

Again I'm going off anecdotal evidence here, but I believe a large number of transplants are here for legalized marijuana, and with state regulations tightening as well as more states legalizing, along with all the other factors at play (such as skyrocketing rents), we will see a steady slowdown of population growth.
