Strangers can be honest since they don't have to consider feelings. 

Others are total strangers.

As I understand it, we are not allowed to market these properties to strangers publicly (Craigslist, BP Marketplace, etc.) 

So yes you can sell as the owner to friends, family and even total strangers as long as the deed is in your name or you are the trustee.Yes you will be able to scour the MLS for deals.

Its hard thinking about strangers coming into your personal space. at least for me.. and like I said I would not want to live next to a house that has different folks in and out constantly. 

I was in the Marine Corps for 6 years so I am no stranger to hard work and dedication and would love the opportunity to learn from all those willing to give advice and constructive criticism.

I haven’t found success wholesaling to strangers.

That last one seems unlikely, but I’ve also heard stranger things.

A lease option would work but there's a mental thing to still owning and now an older seller is being asked to trust a stranger with their asset.
