I don't think the typical sub-to deal would lead to equity skimming because they are likely close to foreclosure and there isn't enough time to rent the unit back out and make money allowing the unit to go to foreclosure.

I am 20 years old and trying to learn as much as i can about real estate so that when i graduate college and have a steady income Ill be able to make smart investments hopefully leading to financial freedom.

Wouldn't mind becoming a millionaire from this as well....Should I hire a few ppl to scale the house flipping hustle (marketing, lead acquisition..ect)?

My current brokerage does not help generate any leads or anything like that.

These tasks often have long lead times and can cause delays if not addressed promptly.

If that leads to a more structured and education based meeting, then that is great - if it remains just a place to gather and bounce ideas and network, that's great too.

With completing a 1031 exchange into a more expensive property, their depreciation table would reset as well, providing an even greater benefit. 

It's not easy, but all successful agents operate like a business with daily tasks to attract leads and follow through on those leads.

Now many will try and BRRR or rehab properties which you can force appreciation, again not another bad strategy and can lead to better returns but its more active and takes more $ to do.
