I remember seeing this method in many popular books and podcasts.However, the STR world has changed so much ever since with its exponential market growth.

Strong jobs reports had a larger effect on the 10 year treasury, followed by strong retail sales numbers, followed by EU inflation numbers, then followed by election results but honestly election results only affected rates for a couple of days.Lots of pressure on treasuries from the level of debt the US is carrying, but remember the Fed is also still doing quantitative tightening (while cutting rates) which is additional upward pressure on rates.

But remember, you're now on the hook for ~7% payments on the refi, so while you're looking for borrowers, you're likely chewing back into your capital pool to make those payments. 

Closing Costs – Remember to factor in refi fees and how long you plan to hold the property to determine if refinancing will save you money overall.Since you mentioned owning the property for only a year, your equity might still be limited, impacting your options or leading to higher costs.
