If it's Hardwood or any sort of wood, pull the carpet out and let dry, carpet re-install is cheaper then subfloor replacement and do it ASAP.

It's cheaper to refinish than to reinstall new.

Probably want to power wash the deck first and then paint and seal.Sometimes you can just flip the boards over and they look like new underneath and re-install.

One time I butted the "groove" part of a board to a board I had cut that had no "tongue" because I did not want to waste a board so of course the pieces looked great initially when installed but later the one board would move when walked upon and create a gap.2) remove all baseboards and re-install them afterwards.

I'm thinking vinyl sheets will be the most durable without the need to re-install each year between tenants.
