He's great".I recently went to a conference (that fortunately was free) where a really famous name in the flip space talked for an hour about how important relationships and authenticity are in the real estate business.

Also, not very easy to use typical methods of valuation like comparable sales - there is no public tax assessor's website that you can just freely grab this from. 

YUP anyone advocating this to the public is not doing the industry any favors to many bad apples and even if your the holier than though trainer etc etc.. the students are such that you cannot know who is going to be a bad apples and screw people.. having spent 40 years lending money to investors .. its the nicest ones up front that end up being bad apples.

If you're planning an open house at a vacant listing, know that you've just let the general public know that it is just that - vacant.Better safe than evicting/repairing...

My best recommendation would be to find someone who is doing something similar to what you hope to do in the space and have a coaching call or two.

Anyways I guess we see this differently.I thought it was pretty stand-up of @Joe McCall to come on here and publicly apologize to the original post.

People care more about the appearance of kitchen appliances because they are in a public portion of the house as opposed to washer/dryers which visitors rarely see. 4.

In this space it's all about building a portfolio, my 1 house clients are at the highest risk because they can only rely on that 1 property, they don't have others to help alleviate the burden.
