@Rajendran Subramaniam looking at it from a 7-10 year lens I'd say the Texas market would provide the strongest return and that'll mainly be through appreciation.

Just given the information that you provided, I would say buying a house where you can rent out rooms or a separate apartment is a great way to start.

With the amount of support they provide I am not against settling for an 8/10 deal. 

Denton County offers opportunities in suburban and college town markets, while Grayson County provides affordable entry points with cash-flow potential.
