Hey all, I am wondering if anyone can shed some light on something I just noticed this month when a booking fell through. 

So even if you pick a state with stronger protections like WY or NV, the cause of action arose in the state where the tenant fell, so likely that the court where the accident happened would have jurisdiction.

The first bank ore approved us for 120k HELOC but later it fell through when they would not use bank statements to verify income.  

The neighborhoods were interesting and I kinda fell in love with them.

So, we found a property manager through a friend and fell into the business.In 2023 we decided the real estate thing might work, refinanced our property from 2009 and bought an additional rental property in the same area placed it with our current property manager… on purpose this time.

I fell from 13 active notes to 10 and I have a bit of relief.  

Based upon the dates in the pattern, this “lien” probably fell in the “gap” between commitment date and closing date. 

Here's a casein FL - Seller in foreclosure has 120k principal @4%, Shes 10k in arrears, house is worth about 250k, good condition.She wants to stay at the house, but doesn't mind selling it if needed.She will likely not qualify for a loan mod at the moment, good amount of equity.She works in the medical field, just took sick and fell behind.I was thinking of offering to pay her 10K in arrears and creating a 2nd mortgage @ 10% interest.if she defaults, i can foreclose,  as there is a bunch of equity there.any thoughts of a better scenario that i can make more of this situtation?

I never really fell out of shape, but I lagged a lot during Covid and can see that it was not in fact good genes that worked for me, but a regular regimen of working out and not eating typical food.
