Bank Statement HELOC for non U.S. citizen

Guys I read a couple great posts here about HELOC for self employed businesses were there are many write offs to show an income on a tax return. But not my specific situation, hoping some wise minds can help. We are looking to pull some equity out of our Florida rental for other business purposes. Two banks would only use the income statement which show very little income, but not bank statements from the last 3 years. There is a mortgage of 280k on the property in question with a current market value 500k. Second problem is we are Canadian citizens, staying down in the US fir 6 months per year, so no credit score down here or SSN. Back in Canada no real assets, we are current staying in a in-law set up paying very minimal rent. Any suggestions anyone could help with? Or who we could look at. The first bank ore approved us for 120k HELOC but later it fell through when they would not use bank statements to verify income. Any advice from the rise minds here are greatly appreciated. 🙏
