the joists are ok, and the perimeter foundation wall is not too bad, i'm sure you can get  someone to do the work pretty inexpensively. 

Curious to know your thoughts on the above as well as SPD had no repairs done prior or any issues but contractor is saying based on the patchwork done all around the perimeter of that side of the house they should have been aware.

I had a couple of basements done earlier this year, and I had interior perimeter french drain system installed for twice the length you have been getting quoted, price a little under $5K for the one company that did the work.

I spray for weeds in the driveway, sidewalk and around the house perimeter (especially heat pump area) when we inspect properties, as I've found the tenants usually mow the lawn but don't edge or keep weeds out of those places.

Install a perimeter drain between the house and the concrete pad and stay within budget.

Hi Rob, 6x6 posts are set around the perimeter, precast concrete below ground level, wood posts attached above ground level.

Company installed this French drain system to quell a water problem that had an opened raised plastic piece that went all the way around the perimeter that extended from under the slab up about 4'-6" along the wall that even had drilled weep holes at the bottom of the block that was designed to allow water that may seep down the wall to go behind this piece then into the pipe surround under the slab they installed then into the sump hole then when enough water accumulated the pump would turn on and discharge the H2O outside.

Measure the perimeter of the building, note the run-rise, and do the geometry when you get home.

During inspection it was discovered that the concrete slab in the garage had shifted almost 6" due to no perimeter drain being installed around the house.
