The property hasn't gone pending, and my realtor said that he can't get any information out of the listing agent so my wife called to inquire about the property two days ago.

There's too much gray area with lease options and lots of pending litigation, I don't think I'm equipped to answer this.

However pending the condition of park owned mobile homes and existing pads/utilities I think this has a lot of upside due to location and a growing city. 

Pending on the pricing in your area, you could also use the equity in your home to fund the down payment of another property.

I don't know the ease of knob & tube removal at the triplex you're pending on but not all knob and tube situations cost a ton of money.I'd call a boiler dude to see how much it'd cost for an inspection.

I currently receive a weekly report outlining both “pre” and “pending” foreclosures in my local area.

In my case, we do no deny tenants based on bankruptcy (only evictions), and this tenant would probably get a thumbs up, pending employment verification etc). 

I see a 400k comp pending that is 16x56 and 2200 sqft and I also see another 2000 sq footer settled at 365k.

Next thing you know,  it's pending.

What your agent should do is say "my buyer wants the home as is at the offered price, and won't haggle on seller subsidies pending the result of the inspection".
