My opinion (and it's just that, an opinion) would be to keep your 9-5 job as it is steady income and be frugal and save as much as possible.

In my opinion this will not lead to long term success - if that is of any interest to you focus on saving up enough to purchase your primary residence.

You can get in and talk to the mayor or city council to get a feel for what is going on plus voice your opinions. 

For those that own property management companies can you give me any insight on what starting one up would look like and your honest opinions of the property management business these days.

I only ask because that is, in my opinion, the most challenging part.
