If the principle balance is higher than the original balance (or amount borrowed), its a good indication that the loan has been modified with the arrears lumped in with the UPB.I'd recommend searching "10bii" calculator if you need to brush up on these calculations.

Hi chris,I understand what a quitclaim deed is and does and the problem is that the Original owner modified the loan 6 years AFTER quitclaiming ownership of the property.
