What are good ways to get a mentor? 

My former Mentor/Coach told me only about 4% of all students ever do anything, and only about 2-3% do it well.After I heard this I wondered how could the educators really know who will succeed and who will not?  

That's why I created a step-by-step approach for the investors you genuinely are trying to help, but cannot be deterred from continuing down the misguided path their mentors, coaches and gurus have sent them: 1.

Are there any books, courses, or mentors anyone might suggest for someone in my position?

That means reading as many real estate books as you can, listen to an endless amount of podcasts, attend as many meetups you can, and try to find a mentor by finding someone doing what you want to do at a large scale and provide them value (expecting nothing in return).

Network and try to find a mentor in these groups or wherever you can to help guide you through this industry as an investor.
