Motivation for this move is:1) Longevity - the fixtures we are using are rated for an 22-25 year life;2) Cost reduction - the bedroom fixture we use replaces 2 60w incandescent bulbs (120watts) and consumes  ~15watts3) Theft reduction - Students never buy light bulbs ... at least not until they have gone through every bulb in the house ... they just pull bulbs from other fixtures to replace the where the "need" a light.

There are other good tenants out there and I refuse to be held hostage to low rents that tenants have not earned with longevity.

What is your experience with longevity, problems, ability to cool effectively (Midwest), etc etc?

Both can be profitable, but make sure that you know what you will be dealing with in terms of tenants, longevity and potential issues.

Oversized equipment short cycles and is not good for comfort or longevity of the equipment.

That's not to say you'll get the top-dogs on your show, but everybody starts somewhere and there are plenty of fish in the pond to talk to.In addition to finding your unique angle, here's the second most important thing you have to do...Commit to releasing at least ONE episode every week for the next TWO years.If you're not willing to commit to that sort of consistency or longevity, then without knowing anything else about you, I can confidently predict you will fail.But, Hayden, my man, you don't strike me as a quitter.Right?

Would it be worthwhile in your opinion to run a bead of clear silicone around the seam where the window meets the wood to get more longevity out of the new windows?

I'm curious about the longevity and value of these types of buildings.
