This is something that I don't think many women and minority's understand the HUGE advantage they have over others.

The major advantage DSTs have over many other types of passive real estate investments is that they qualify as replacement property in a 1031 exchange.

Look for an opportunity and take advantage of it. 

Using a househack for an STR could be particularly advantageous in municipalities where STRs have been cracked down on more but still allow you to do it if you are living in the property.
