It can't be postdated.If you had done a proper 1031 using a qualified intermediary then your CPA would file a form 8824 with your taxes to reflect the non-recognition of gain because of the 1031. 

@Gavin Welch I think the "good fear" is not really fear, but our language doesn't adequately account for it.The "good fear" is really recognition of risk.

Once you start to build brand recognition and a positive reputation, your business will grow.
