I'm assuming that's some of the worst it got on your real estate endeavors? 

It seems that I can't go the conventional loan route under my personal name because I have no W2 income since I was self employed for the last 10 years and I have been transitioning out of those business endeavors for the last 2 years therefore I have no real income to show.

Real estate is never a passive endeavor but you can make it more so than what you have now for sure.  

Investing for retirement is meant to be a long-term endeavor as someone else already mentioned.

But there's going to be exponential stress and time you want to have the portion to these endeavors because you have to build strong relationships, and your effectively probably have to do this 80 to 100% of your waking Work hours.I think for starters your foundational goal should be to just get started.

(Roughly $550 of that is for the payroll service alone)But yes an re attorney and investor-friendly CPA are going to be my two very best friends in this endeavor ;)

Putting my "biggerpockets hat" on i thought id try to connect with them in case they were an investor that i could learn from for my future endeavors!

This is natural, but there is a good lesson here that when you're involved in a successful endeavor do more of what has been successful with that partner.
