I also have several calls into the title company which has proven to be elusive in the past.Any other suggestions would be appreciated.

@Joe Young I would definitely encourage you to lean towards the properties that make you happy to own over trying to chase elusive cash flow in tougher areas.

LOL . hunting the elusive CPA now is like tracking an alligator during the rainy season!

I have done a little bit before and as I said, I have been trying wholesaling for a few months now, but I feel that having like minded individuals working with me as well as an in place team will get me to that elusive first deal and beyond.

Real estate investors (and I have occasionally been guilty myself) often add many unnecessary layers of complication to what could be a simple transaction, for reasons of gaining elusive or not existent advantages.  

I think there are deals to be had for fix and flip(still looking for that elusive first deal), buy and hold seems to be even tougher.

i grew up in westchester county myself so nice to see someone from my home county on the forums.things in SLC are more affordable relative to the tri-state area but finding that first investment property elusive to identify, but i'll find one eventually!!
