Petitioner’s testimonypertaining to the business use of his home was vague, inconsistent, elusive, andcontradictory.

But i was able to achieve the elusive infinite return on a majority of my RE and all of my investment RE that I purchased prior to 2020.Infinite return has the benefit that the finances are not the hindrance to scale.  

I hope it wasn't a good cash flowing business, because cash flow in real estate can be elusive, especially when you are starting out. 

Deals like this can seem elusive, so insights into your process would be appreciated!

If you purchase a rent ready RE investment this could be 0%, but at the opposite extreme a good brrrr can produce the now elusive infinite return (I have achieved this on most of my RE investments but believe it is very challenging in the current market to bp not be cash negative after the refi to extract the added value.I expect to make an offer this week.  

And yes, sad that cash flow seems to be an elusive reality right now, but I'm optimistic that it will be a possibility in the future.

If we're all being honest (after having interacted with Clayton in this process), it is indisputable that Clayton abides by the "continuous improvement" principle: while one may never reach the point of perfection, that's no reason to settle for "good enough" but instead to constantly take a step back to find the areas in need of improvement and to implement improvements that move the experience closer and closer to the ever-elusive "perfect" state.

From what I’ve heard, some lenders in Texas are especially favorable for these types of projects, so it’s worth checking out a few in the area.Now, finding those elusive off-market deals is an art in itself!

I'm actively thinking about my target areas and possible deals, but would really appreciate if there were any groups or mentors available interested in discussing the ins and outs of favorable market locations, financing, ideal type of investments and getting that elusive First Purchase!
