I wouldn't eject this guy.If it were mine, I'd offer him the "Better" apartment at (for instance) a $50 a month upcharge, if you want no cats, make that part of the counter offer.Overnight guest that got out of hand, seems like a drama situation, in other word none of my business, as long as the renter can eject him I would not take any action (for a couple of weeks)--no harm being done.So why keep him--why not--he creates a turn either way, and long term...the "friend" will not be there...Secret cats..

However, after perhaps 30 days when they have established themselves as living there, received mail, perhaps turned utilities on in their name etc then they are squatters and probably cannot be arrested but instead need to be "ejected" (similar process to eviction).
