My main interest is in diversification of my investments but beyond that I love hands-on projects and connecting with people.

Finally, the Canadian economy is very dependent on the US economy so investing in Canada is probably the worst diversification you can get.Many smart investors from Montreal and elsewhere in Canada rather invest in the US because, in spite of the obstacles, it's much more profitable to do so.

Capital is not a concern, and the $120k downpayment would be diversification to an overall portfolio heavily weighted in the stock market.

I'm not a huge fan of the word diversification. 

It would basically consist of managed risk, lots of diversification, and constant diligence on managing your portfolio, or hiring someone who will.

As you (we) gain more properties the risk goes down because of diversification.
