I was getting to excited and needed to be patient for the right deal. 

I'd be patient, keep looking, inspecting, and making offers that work for you.  

Be patient, save more, buy a smaller place, move somewhere more affordable, get other streams of income, house hack, cut your expenses. 

Continue to be patient and adaptable throughout the process, and as you have more knowledge and experience, change your standards or approach.

Well if you are buying at an 8% going in today, I could argue that compressing it over 5 yrs (again depending on asset and market) to 7% is still a realistic expectation, especially if your sensitivity shows you can still make an okay return if cap rates do continue to expand.b) you need to be more patient.
