Likely due to the recent hurricane Michael.we have included coverage for replacement of lost rents for at least 6 months, to cover us for the mortgage payments if a hurricane destroys the property and we have to rebuild.

Kind of unnerves me to see that people suggest that when you are having issues with after rehab repairs destroying your profit, that you just keep working with the same company to do the acquisition and rehab, but just flip the houses......dont keep them long term.... let the next guy deal with the crap workExactly why I will NEVER buy a flip house

Sometimes it worked exceptionally well with our investment spurring on other investors like Second Street in Olde Towne, and sometimes we became the island of bad decisions like our investment on Sharpes Lane in Turpin Hill which was quickly destroyed by vandals.

The house should only be a tear down (termites which have destroyed the garage and interior of the home, no central air/heat throughout although it's listed as such, broken showers and dish washer, swimming pool with cracks in it, a leaky roof, etc..).
