Its not uncommon here in Vegas for short sellers to rack up $5-10k in delinquent HOA liens as the HOA have ridiculous and exponentially compounding late fees..  

@Yeng Hawj, You are calculating your debt as a reverse compounding effect. 

@Jay Jasunas doesn't it only make sense to put more money down initially if you believe that you won't be able to compound your money greater than the interest rate on your loan?

Once you start to get in the thousands of dollars in security deposit value, you could gain a few extra hundred dollars at the end of the year, and you could keep compounding the earnings into new CDs and eventually a snowball effect will be created. 

And dare I even bring up the compound interest of having $30K to invest for 20 years.
