Having gotten over the "first property" hump, your chances of meeting your goal are a lot higher so congratulations.I'd also recommend checking out one of your local real estate groups such as Black Diamond REI in Massachusetts or RIREIG in Rhode Island.At the very least drop in every few months or so - besides the networking opportunities, there are often very valuable updates on new or proposed legislation affecting landlords.The general public knows that we're running a business when we rent out property, and expects us to know all the laws affecting us (and has no compassion if we don't), so being a member of a local group or visiting periodically is one way to try to stay current with those laws.Again, welcome and congratulations!

Remember there is no such thing as a emergency, only issues that need to be resolved.Put practices in place, follow them to the letter, leave emotions/compassion at home. 

(all tenant issue posted on this forum could easily be resolved by having M2M leases). 2) Never select a tenant out of fear.3) Never allow compassion to cloud your decisions.4) Learn to read people, accept the fact that most people will lie when it is to their advantage. 5) Act immediately, do not wait when implementing policy action.

There is no room for any degree of compassion as a landlord.

LOLnow I get it on vacant ghetto dogs. who cares If close or not.. but when you start to doing this and fibbing to homeowners who are counting on you may want to check your moral compass ... :))) OH God what has the internet done unleashed this attitude..

As for amateur hour as you speak I feel a little more compassion is due on your part as everyone starts off as an amateur.

You showed compassion for the situation by allowing the lease break without holding her accountable to the penalty.

I've often written - on another topic - that compassion and profit motive are diametric opposites.

Hello @Perri Kallergis i actually just did that last week here in Houston Texas, we worked with a CPA to set up the LLC. really decent deal from there we set up an account BBVA Compass bank. i have purchased the domain name, and currently working on the website. the whole thing has been really smooth so far. good luck with your next steps. 

This is where having a good moral compass comes into play.
