He himself bought properties in 80s and in the 90s turned all of the lots into Apt buildings.In other words, the guy was really wealthy and go lucky to be in Williamsburg, one of the highest appreciating neighborhoods in all of America.This is more analogous to the Billionaire Robert Smith who paid off all of the loans for Graduates from Morehouse in his class, including their Parent's loans.Personally, I think if you are going to give Charity, give it to those that are struggling or at least give a Means Test to distribute the money so that you don't give it away to people that really don't need it as much as others that are struggling.Better to donate the money to a good cause than to arbitrarily give it to people whether or not they need it.

So if you collect last up front, it becomes a double security deposit, instead, which can be a problem in some states.On the other hand, there are charities set up to help people get that deposit and last month's rent if required, so you may be able to get it in your area.Edit to add, I ALWAYS require full security deposit and utilities in their name (more deposits they pay) for all S8 tenants.

And that doesn't take into account other govt. assistance and religious charities that help people stay in housing when they experience job loss.Add in the lowered costs of not driving to work and eating out (as pretty much most of the country does for at least one and in some cases all three meals a day) and he may be better off financially than when working.Before you forgive rent, get documentation that he has applied for and been denied these benefits.
