I'm looking to categorize my buyers and blast out a text message to specific groups whenever I get a property that fits their criteria.I'm sure services like this exist out there but I'm looking for the most cost effective one and I'd rather hear the best from you guys rather than from the salesman pitching their product.Does anyone use a platform like this and how does it perform for you?

Jaron Walling said something that caught my attention, "search for and buy a bad roof, leverage it during the negotiation"....especially of the property has been sitting on the market longer than normal for the current market, a "bad roof" might be a gift from the real estate genie.My point is this: get good at estimating and fixing a bad roof (or any particular problem found with most houses that sit on the market longer) and you'll get comfortable buying/fixing properties that scare off other buyers.

I hired my own expert and discovered these issues did not exist but that the expert the 3 buyers had brought in wanted to be hired to do the work so they blew them out of proportion.

I also sold a few turnkey SF investment properties to my out of state buyers that cashflows from day 1 which is much harder to find these days.
