@Alec JacobsI would use platforms like Zillow Rental Manager or Avail for rental management, for listings and tenant screening, and tools like Cozy or Buildium for rent collection.

I actually had to make calls to fix the heat and broken doors and connected with the tenants 1 on 1.

.- You close on December 10th- The property is in great shape and does not need any significant repairs- It only needs some paint touch-up and changing a couple of broken fixtures, which you do yourself- You spend the next week buying furniture, electronics and supplies and installing/arranging everything yourself- You also roll up your sleeves and scrub the toilets and sinks and appliances- You put it on AirBnB/VRBO and have your first guest renting it for the 3 days of Christmas- You second guest rents it for the following weekend and leaves before NYE- You personally clean and restock the place between these two guestsCongrats!

@Aaron Gordon  we did the student rentals down here in Narragansett for  a long time and the more accurate screening was getting the major.

Better at finding and screening members as well as giving you more tools to help you manage your PadSplit effectively.

I agree with a strong property management plan, but I find the screening process is paramount. 

I will be managing the property and have done a deep dive in all things real estate - screening, leases, Oregon tenant laws, etc.

Any tips on how to screen the tenants?

Also, any best practices for room rentals that you recommend for screening and keeping tenants.

If real estate traded on a screen, this may be a good strategy.
