What systems/processes do you use for managing your rental yourself?

I am a newbie re investor and I was wondering what all experienced investors use to manage their own rentals? 

To make it specific: What platforms do you use for your listings? How did you create your lease agreement? I am house hacking my unit and is there any difference in those processes as opposed to a regular rental property?

I appreciate any and all wisdom/advice you would give to your younger investing selves.
