Like being in the 9th grade and attending a graduate class at a university, they just aren't ready.But, if you are basically "formally" educated in real estate, finance, with a dash of business law, then this type of seminar would be very good I'm sure.

Not that I'd knock the idea of starting with a 40-unit apartment building if that's your desire but I wouldn't be in a mad dash to get to 40 units in the hopes that it somehow changes the PM dynamics.

If you'd like to go to jail, violate RESPA, throw in some bank/lender fraud, add a dash of tax fraud and wire funds to closing or use tha mail so you can get a bit of wire or mail fraud.

John, I am not too familiar with the official definition of war zones, I have always assumed an area is a war zone if:(1) As I drive through it, all the passengers in the car have a sudden desire to lock their doors...(2) You wish you have a weapon with you, if not, one of those "club wheel locks" you had back in the 80s might help a little...the female passengers finger through their purse to check for their mace or pepper spray.(3) You pray your car doesn't break down, you would never stop to fill your gas tank even if your dash says your gas tank is empty.(4) You check how many bars your cell phone has, you pre-dialed "911" just stop short of pressing "CALL".If some of the above are true I call it a war zone.

Some banks offer what they call a "Dash-1" account, which is a separate account off of another account, the dash one can have an additional signatory and allow others to make deposits.

All very good cash flow deals...and if you didn't notice, you never spent your money, so you can then become a cash partner where you put the cash in, ad somebody else refis the dash back out.This works fantastic in Michigan, since we have many low cost, low tax, high rent markets.
