Consider all the things that could go wrong and see if the lease addresses them: unauthorized pets or tenants, early termination, security deposit, lease violations, late rent, eviction, lawn maintenance, parking, etc.5.

Make sure to have your bills at different address and having that unit you lived In,  leased out. 

The moisture issue and structural issue need to be addressed and you can do so before the insurance adjuster comes out.

The only real change is addressing the inclusions.
