The young crowd is going more to toned down and less expensive clothes and making a more fashion statement with accessories from what I have seen lately at least.

I am building out an Accessory Dwelling Unit in Los Angeles and planning out the kitchen. 

The ADU (Accessory Dwelling Unit) is legal in some municipalities if certain conditions are met. 

We are still torn on what area would be best to live but would love an unrestricted property where you could perhaps have some potential to add some accessory dwellings- airbnb units - is this a possibility??

There are several violations, including weeds, accumulation of refuse, improper storage of stuff, an electrical violation, dangerous accessory structure.

I'm right there with Andy...it's like buying a car in Texas and having the A/C listed as an "accessory".

John Cushing Suffolk County doesn't issue permits for basement apartments (Nassau as well).You can apply for them but I don't know anyone that has managed to get them approved.If you see a basement apartment it's illegal.People lose their homes when they get caught and can't pay the fines but also can't afford the house without the rent roll.There are ceilings height issues, NYS fire code issues, egress issues with windows and separate exit, CO issues, etc.If you want rent roll, buy a duplex or a house with a legal accessory apartment.

However, if it's an exterior modification (an addition, deck, dormer, accessory building, etc.) it should be apparent on current CO.

for full basement foundations you will need a decent size machine. for trench footings, clear lots and move soil, why not look into something like a John Deere, where you can put different accessories on the machine - backhoe, bucket, lawn mower, post hole digger etc. ?
