Mac Trader If she actually has a job and proof of income (to show me it's not a drug dealer) then I'd take the year up front and rent to them provided they had no previous evictions.

This is the basis of my viewpoint the future population will not be able to afford the current levels of loan and rent payments.It is nothing new that “real estate investors” and real estate agents become caught up in frenzies any more than Wall Street day traders becoming caught up in frenzies.

I remember trying to open up an account with one of the online traders, I gave them a cashier's check for $40k and had it promptly returned to me, because of a rule they had to not open accounts for anyone under a 500 score!

Tax deed auctions are interesting Ive only acutally attended two one in a local I say metro area and one out in the country.In metro areas there seems to be buyer groups that have big bucks ready to plop down by the end of the auction or before the clerk closes that day(some say 24 hours) So if your trying to out bid them on something they want forget it.You'll see one guy who will spend maybe $300-400,000 sombody else may do the same.But out in the hinterlands they ususally don't go but there are local horse traders that know a good deal and have deep pockets.
