<3x Income, full year up front?

Greetings all! I've been lurking and soaking in every word of information in these forums and site. It's been an invaluable resource as I seek to fill a new vacancy in my recent rental. I set the BP standards in my listing and have had good success filtering out a lot of time-wasters and just received a call from a woman who does not meet the 3x income requirement (more like 1.8-2x) but wants to use some of the proceeds from the sale of her home to her ex-husband to pre-pay all of the years rent on the one year lease.

What are your thoughts surrounding this if the rent payment is taken out of the equation because it was prepaid? My original thoughts are how to handle this if they chose to renew, but that's easily mitigated enough by a new screening at that point if she doesn't have the funds to cover the following year and my choosing not to keep her in the home.

I appreciate any feedback!
