We knew people lived in it still so we sent a simple letter explaining we bought the house and wanted to talk. we received a call from a shook up renter. after a few text messages between the renter and my wife they decided they didn't want to talk anymore until after they got a lawyer. we found out they have been long term tenants and wish not to move. we originally got the property to owner occupy. however we have changed our minds and are willing to let them stay.

I'm not that shook about security deposits,, yes I get them, but if it's a current tenant and the only thing lacking is the deposit,, you'll know in a heart beat if they will be a issue... even with a deposit things go south, I guess the deposit is a nice cush but I've learned easy come easy go and I'd rather keep a good tenant than bust them over a deposit and have them irritated and leave.Personally I'd risk it.. and if things looked bad in the unit, I'd non-renew, or if they are jerks I non-renew..
