I’ve been to Black Diamond REI which alternates between Worcester and Burlington.Both groups have switched to meeting virtually until their states’ stay-at-home orders are lifted, of course.

I recommend another group in southern Mass for the same reason, Black Diamond REI.

Round Rock has it's own economy due to Dell, Samsung, and a number of tourism opportunities: Dell Diamond, soon-to-be Kalahari (largest indoor water park and convention center in the US), sports complex).

They give you no screened applications and leave you vacant for months, while looking for the diamond in the ruff tenants.5) They ask you to put money in a reserves account for any maintenance that comes up.

I think it will level out, but if you look hard and find that diamond in the rough that gets a good inspection and doesn't need serious repair, you could be in really good shape!

@Erik Lee besides posting here on BP to meet other investors, I’d also recommend attending a networking group such as the RI real estate investors group in RI or the Black Diamond REI group in southern Massachusetts.There are several active real estate agents in our area here on BP and I’d expect some to reply to your post or contact you directly.

When looking at major metros, multifamily pricing was not moved much, and default rates were very low.In addition to that, volatility in the equities markets drive investors to hard/tangible assets: precious metals, diamonds and real estate.
