Gatlinburg is the crown jewel, and brings the highest rents, but PF and Sevierville aren’t far behind any more.  

Have no clue as to what the rules would be in a more rural setting.something like 70% or more of the big acreage in BC is owned by the crown so there was not a lot of land deals to look at ..

Upstairs - opened up the kitchen, rebuilt the kitchen, new appliances, build a dropceiling, added wallpapers, repainted, new flooring in the living room and kitchen, new ELFs, baseboards, crown moulding, separate laundry, and closed-off the basement.Downstairs - built kitchen, soundproofed ceiling (2 layers of insulation, 2 layers of 5/8 drywall, green glue), 200 AMP service upgrade, converted a storage room to a bedroom and repainted.

The issue is the tenant believes the whole ceiling needed torn down and replaced with new crown moulding and carpet as well.

We like pretty much everything about Pokie except for one thing.

Other areas to consider are Crown Heights, Weeksville and Flatbush.The best property type to target would be a multi-family with an accessory unit (i.e. full-finished basement/garden unit).Best of luck to you moving forward!
