@Jason Wu The notion of deferring reinvested proceeds has to do with 1031 exchanges, which don't apply to wholesaled properties.In terms of tax savings with wholesaling, an S corp might make sense to save you a bit of money on the self-employment tax side, but that depends on your other forms of income (e.g., if you also have W-2 income from a job, an S corp may not save you that much money).Also, "wholesaling" seems to mean different things to different people, but I would make sure that whatever you're doing is OK to do in California without a license.Cheers.

@Jimmell J Swan I second Andrew's notion... financing the property in your own name will give you access to far more loan options. and if it's important to you to put your title in an LLC (my partner and I have each of our rentals in its own LLC and an umbrella policy) (we're paranoid like that), it is possible to purchase a property in your name and then transfer to an LLC -- with your lender's knowledge and without triggering a due on sale clause.

The notion that Lyft or Uber should be illegal is absurd, and yet we see police running stings for Uber drivers in some cities.So in conjunction with good realtors figuring out how to changed their business model over time, I fully expect to see the NAR pushing "consumer protection" measures that require agents/realtors.And, if you will indulge me in trotting out one of my hobby horses, this is one of the reasons why it is a really bad idea for the "REI" community to be pushing/engaging in questionable practices that will provide the justification for those bad regulations.

I could definitely understand if you're talking about credit agencies keeping a record of any photo-id that is sent to them, but the notion of credit agencies being given access to state databases seems highly implausible.

And if you read through it all at once, as I just did, it becomes very obvious that one side of the argument is populated by knowledgable pros and experienced investors, and that the other side of the argument mostly relative novices (in comparison, at least) having a rash reaction and taking offense to the notion that an agent wouldn't treasure their business.
