condo deal with special assessments
28 December 2012 | 6 replies
We just though that, with such a low price, and even if having to pay $50k over several years in assessments, we will still end up with a totally updated villa, both structurally and aesthetically in a great location steps from the beach. If we rent it 3-4 mos. per year at $2500 per month, that puts a dent in the cost, while we can use it the rest of the year.Concerning appreciation, is it unrealistic to look at prices at the real estate peak of $225k plus, and expect to get substantial growth maybe to $185k or so over several years?

I think I am going to stick with the prefab particleboard cabinets from the local warehouse. The unit is higher end, and the cabinets I am contimplating are aesthetically pleasing, easy to come by, and minus the particleboard frames they are sturdy. If anybody knows any wholesale locations besides loses/home depot Please do let me know. Thanks

HOA...Like or Dislike?
19 January 2011 | 12 replies
It's sort of a "keep your enemies closer" thing...I have always worked to ensure that the HOA does not become one of those HOAs you read about in the paper...telling people that their house is the wrong shade of white or that their grass is a sixteenth of an inch too high. But, I do think HOAs serve some purpose with respect to maintaining aesthetics.

All aesthetics aside, IMO the issue is roots and likely storm damage.Trees a used to provide shade and in many areas are very effective in lowering cooling bills.

ingress / egress situation on REO

In addition, I fostered the idea to replace the street that was in very bad condition and built a fund so we could all pay into which everyone did with an estimated timeframe within five years.I found a contractor hungry for work who agreed to do the repave at a price (just happened to be the amount we had in the funded account) and had it replaced three years later. The repave added substantial aesthetic properties to the street and each property.
