This might not increase the value of the building, per se, but it certainly added to the wealth of those families.

Since then an identicle house has been sold for full asking price of 125,000 so I now am thinking of listing mine for 128,000 and offering 3,000 to closing and se where it goes.

Sounds like a repair to me, as it's not an improvement per se - just keeping things as they were, minus the wear and tear.

We’re in SE Iowa.  

But, I've started looking in Ocala and am working with a realtor in that area whose from that area.I found out there are a lot of well/septic areas, something that I am not akin to and really don't want to get in to for investing.I'm looking for rentals as suggested in the SW/SE areas.
