Utah Valley REIA is in Orem. 

Currently in Utah its best to look for off Market deals cause on the MLS it doesn't make sense.

Those are UT Austin, A&M (and Blinn) in College Station, and Baylor University in Waco.A lot of people have no interest in investing in college towns, since there's quick turn around with tenants and some of them can be...destructive.

@Trevor Bingham I don't know the Utah market, but I believe it's pretty mainstream.

The problem is the homes in the area we are going to move to (Utah county Lehi area) are way out of the price range we are pre-approved for.

My most recent jaw dropping investor run in was with a man from Utah who builds out, helocs, and then goes back to Hawaii to buy properties cash, Heloc, and then goes to build back in Utah.  

I've got a 4 day real estate conference (Brandon Broadwater's Higher Laws in St George UT coming up and then onto Notes. 

reading between the lines if your not very well cashed up.. as in you have ATLEAST 12 to 18 months of mortgage payments plus money to do the fix up after the tenant moves out... even clean tenants there is usually a grand or two ... then subject too is not something you personally qualify for. as your realizing its a ut oh what happens when... well what happens when your tenant flakes takes a few months to get them out etc etc you HAVE to continue to pay the mortgage the tax's the insurance the UTLS  and put money into the house so it can be rented or sold again..
