Moving to Austin TX from NYC

Hello All,

Within a year or so I anticipate a move to Austin, TX. Ideally I would like to househack a 4-family building with FHA financing. A few questions for all y'all already operating in the market:

1) which areas would you suggest I focus my search?? I am open to any neighborhood within 30-40 minutes of center city. Looking to spend no more than 450k. 

2) I've enjoyed moderate success as an agent in Westchester Co NY. Does anybody have experience with the different brokerages operating in Austin? Or some of the differences between operating as an agent in NY vs TX??

My due diligence is in the very earliest stage so I welcome any/all input.

Great advice @John Finch!  I started my searches in the Austin area and found that (for my investment criteria) college towns fit better.

Funny thing is, I now own multiple 4plexes in college station and none of them are rented to students. All local residents.  

FYI - College Station, TX has the highest % of renters out of ALL cities in the US
