@Shamsul Chowdhury Conventional lending laws do not permit originating a loan to an LLC...It's an interesting path you're venturing down..most folks think all you have to do is BRRRRR your way to 100 units, but it doesn't work that way...You can always look for a commercial product or maybe a portfolio lender, but your odds of a re-fi to an LLC are pretty slim...unfortunately, you need to have a credit pull every time you apply for bank money...and you'll have seasoning requirements as well.

Chances of actually ending up in Court - he has to file a lawsuit to perfect his lien - are slim to none as he will incur legal expenses in excess of his claim.

We're here in Seattle and mostly invest locally- the Multifamily market is definitely competitive, and without factoring in value-adds cash flow will be slim on most properties if you use a non-owner occupied (aka rental property) loan.

3:no more chasing after rent from idiots or paying ridiculous property taxes or water bills I don't think I have ever had one personally threaten me.. but I have had them commit suicide 357 to the noggin thankfully in the back yard.and 3 more swallow more pills than they should. the pills were women and they all survived.. the 357 that was a man.. sad case.. he did when the sheriff was at the door.. my secretary who was there was a mess.. not that she witnessed it but cop told her to go wait in the car.. she could tell it was serious.
