The one thing I would do differently is run your numbers the way she  used to run her numbers and see how it pans out.

All of our deals have been crazy ideas that we have followed and they panned out.

Right now I have three other executed short sale contract waiting for lender approval, may be none of them will pan out, may be all of them will, who knows.

There is also a few water spots over the kitchen ceiling which the owner said he'd have that fixed this week, assumed it was something to do with the HVAC drip pan or something.

None have panned out. 

-LLC or entity set up in US-US bank account holding your money for investments-Personal TIN number (tax identification number) (obtained thru the IRS)-Establishing credit thru this TIN number (usually the easiest route is to get a secured credit card, it will take making 4-6 months before credit score is established) -As a Foreign national you'll also be restricted to lower LTV's-also a lot of times they want to see at least one property owned in the US.

Going to see how all of this pans out up north and keep moving forward.

If this pans out as you expect, in 5-10 years you will have hundreds of thousands of $$ in equity, which is the Bay Area play.

If that doesn't pan out I'll look toward other willing to do a partnership 50/50.
