A good speculator doesn't gamble, they plan to the most known probable outcome, that isn't gambling where you can not manipulate the outcome.You certainly can invest for appreciation and in a good market the payday is often better than the cash flow. 

@Brent Coombs I didn't make the template and honestly, I didn't take much time to manipulate the layout since I was more focused on the information/data I was entering to learn the process and see the outcome.

The $100k gross goal is cool, but I would respectfully suggest that you focus on NOI and the things you can do to manipulate NOI to increase asset value.
