First Practice Duplex Analysis

Hi everyone. I am continuing on my journey to learn as much as possible while maintaining my schedule to purchase my first property before the middle of this year. With that being said, I have increased my search efforts through Realtor.com and the like. Today I found a property in Allentown, PA and had some extra time so I decided to make my first attempt at analyzing this potential deal. 

Last night I watched Brandon's video tutorial and downloaded an Excel file here on BP to assist. I would like to ask the BP community to review and provide any feedback you may have, no matter how generic you think it may be. This is going to be a learning experience for me and I look forward to hearing your insights.
